The world we live in today is nearly unrecognizable compared to what it was not too far back, and technology is the reason why. Just ten years ago, we were still pulling directions off of Mapquest and downloading music off of iPhones to listen to on our iPod Nanos. While the fast expansion of technology can be overwhelming, we can thank it for making our lives much easier and more efficient.

Technology has also shaped the way that we go about selling and buying houses. First, we have the internet and several online mediums to help us post listings. Second, we have much better cameras and photo editing platforms at our disposal. Combine the two and sellers have a way to market their homes in a streamlined way while buyers can easily browse online and get a solid feel for what potential homes have to offer! Today, we’re going to discuss just a few ways to help sell your home with photography.

Make sure everything is as clean and tidy as possible

This might sound like an obvious one; who would take photos of their messy house to post on listing websites? However, while we’re aware that most people will clean up, we want to bring up the details that some people may miss. When house hunting, people will be looking at the photographs and taking note of the features. Use cleaning and tidying to your advantage and revamp storage, especially in closets and bedrooms. Additionally, if the walls are looking a bit dull or carpets have some spots, we suggest doing a deep cleaning or refurbishing altogether. Like we said, technology is pretty advanced, and cameras will likely pick up on these pieces.

Use a professional camera or hire a photographer

How many times a day do we come across ads for smartphones having extremely high-resolution cameras? Hint, pretty frequently. However, we suggest that you use these cameras for vacations and selfies, not real estate photography. When it comes to taking photos of your home, a professional camera—when used properly—will always take the cake. Professional cameras work on different levels to capture light, colors, and depth in the most realistic and vivid way possible.

Don’t have a camera or don’t want to spend the money on one? Hire one! See if a friend or family member has photographer experience on how to take real estate photos or contact a local studio to snap some shots for you. Remember, these photos are incredibly important to how the sale plays out and the money put in won’t be money wasted.

Keep room colors neutral and light

It almost sounds like bright and bold colors would turn out better in photos since they’d stand out, but this isn’t necessarily the truth. In photographs, especially ones of rooms, lighter and neutral colors tend to look more balanced and welcoming. Bold and vivid colors, on the contrary, tend to stick out in a bad way.

Swap out the colorful accent pillows, throws, rugs, and decorations for ones that are more subtle. Have bright walls? Now is the time to dim them down! Not only will this help make the photography more attractive, it will also make your home more “sellable” all around.

Use technology and photography to your advantage this selling season by following some of the tips mentioned above. Not only can you sell your home quicker, but you can also sell for a great price! In the Medford, MA area? Contact Adriano Batti Photography to learn more about how we can help.
